Proposed Latton Priory Development
Latton Priory is a planned new garden community outlined in Epping Forest District Council’s (EFDC) emerging Local Plan. It will be located south of Harlow within the parish of North Weald Bassett.
The masterplan is allocated for: a minimum of 1,050 homes, primary and secondary schools, 1 hectare of employment land, 0.5 hectares for up to 5 Gypsy & Travellers pitches, a local centre, and community facilities.
Our Response
We are deeply concerned that the proposed Latton Priory Development will lead to more traffic through, to, from and around the Forest, causing more pollution and damage to the flora and fauna of Epping Forest, which is both a Site of Specific Scientific Interest (SSSI) and a Special Area of Conservation (SAC). We believe the development has inadequate sustainable transport provision and inadequate Suitable Alternative Natural Green Space (SANG).

July 2026
Following the developer’s appeal of the decision, we write to the Planning Inspectorate (PINS) reaffirming our concerns. The appeal is ongoing.

EPF/1793/24 is refused at a planning committee of the council.

Due to the development submitting amendments to the original application, public consultation on EPF/1793/24 begins again. We submit comments.
